As we all know years ago the market went down hill causing several buyers to become discouraged about buying new homes and home owners to lose their homes. Today buyers are becoming more buyer savvy, taking 3-5 years to research, save money and asking questions.
With so many real estate-oriented social networking websites such as Zillow, Trulia and Homefinders just to name a few of many; buyers are seriously doing their home work before contacting an agent. Even right now I have several prospects that signed up on my website years ago that are now contacting me about closing cost and how much should they have saved for a down payment. This is great! I'm thrilled that buyers are making their agents job a little more easier. Buyers are now calling me knowing the area they wish to live in with pre-approval letter in hand....in some cases they already have the MLS numbers of homes that want to view.
With all this being said, there are some down falls to buyers educating themselves without the help of a REALTOR. Potential buyers spend an inordinate amount of time on the internet but what happens when the information on the internet is inaccurate? Or a friend/family that is not a licensed agent gives them inaccurate

Provide education to buyers and sellers before presenting any type of contract. I understand time is money however buyers and sellers work with those they TRUST. Take the time to earn trust in your clients and I promise they will return and without a doubt willing to sign an agreement with ease.
